How do you clean all kinds of floors ceramic tile, stained cement and wood?

I clean many different types of floors and seem to have trouble getting them clean. These are brand new floors in brand new homes. I have never been pleased with the end results. I have tried many different cleaning solutions as well as plain water. What am I doing wrong?
